For Lease: Narangba Industrial Development

An industrial development under construction on one of the last remaining vacant sites in the Boundary Industrial Zone (BIZ) Estate at Narangba, north of Brisbane, is available for lease.

The 7,460sqm facility at 50 Mineral Sizer Court will provide high quality industrial accommodation and building features commensurate with modern-day occupier requirements. This includes extra wide (8m) on-grade roller doors, recessed loading docks, 15m wide all-weather loading awnings, full B-double drive around access and ample hardstand.

Upon completion, which is expected in Q4 2026, the facility will be one of the largest in the BIZ Estate, which is around 35km north of Brisbane’s CBD.

The development at 50 Mineral Sizer Court is taking shape following the sale of the vacant site to a private developer with a notable track record for $7.9 million in a deal negotiated by Ben Hatch, Mark Clifford and Henry McKeering of Knight Frank.

The trio also sold another property within the BIZ Estate, a 9,391sq m site at 18 Feeder Street, earlier this year, for $5 million.

Both sites were sold serviced and benched, ready for immediate development.

Mr Hatch and Mr McKeering have now launched a campaign to lease the development under construction at 50 Mineral Sizer Court.

Mr Hatch said 50 Mineral Sizer Court and the BIZ Estate was positioned within one of the Moreton Bay Region’s key industrial precincts.

“This property at 50 Mineral Sizer Court benefits from excellent exposure, proximity to workforce catchments and logistical efficiency for business operations across South East Queensland,” he said.

“It offers excellent connectivity to major transport routes servicing both north and south Brisbane, including the Bruce Highway via the Boundary Road interchange.

“It’s also close to plenty of amenity including Westfield North Lakes and within close proximity of Bunnings, Costco, IKEA and other major brands.

“Demand from major occupiers is strong in BIZ, with prominent occupiers including Australia Post, Metalflex, Gyprock Trade (CSR) and MMD Australia.”

Mr McKeering said the 50 Mineral Sizer Court was a premium industrial development within Narangba’s thriving industrial precinct.

“The facility is designed for modern industrial operators,” he said. “It offers contemporary construction standards, functional layouts and premium finishes to enhance operational efficiency and corporate presentation.

“A major drawcard for occupiers is the fact that the site is zoned for 24/7 operational use, enabling tenants to operate around the clock.

“We are seeing strong tenant demand for this new facility, with the Narangba market currently undersupplied.’
