Nationally integrated developer-builder Oreana is accelerating growth at Townsville’s leading North Shore community doubling land sales since its acquisition to keep pace with the city’s demand.
Since taking over North Shore from Stockland in February 2025, Oreana has secured 146 sales, compared to approximately 70 the previous year and is pushing ahead to increase the production of lots to 250-300 per year.
It will also launch a new display village in mid to late 2026, supporting the continued supply of land to assist with Townsville’s growth.
North Shore is one of Queensland’s largest and most successful masterplanned communities, with 15 lots sold in one weekend in October alone.
Oreana Managing Director Tony Sass said by ramping up production, Oreana aimed to help Townsville tackle housing shortages.
“We are really focused on delivering a constant supply of land to support the demand in Townsville and help give builders certainty with their pipelines,” he said.
“North Shore has always been one of the premier developments in Townsville and builders say it is their number one project for enquiries.
“We are committed to continuing to drive the success Stockland created, but moving to a more large-scale development approach, delivering entire precincts. We believe precincts are important to deliver amenity alongside housing, as we have long focused on in Victoria.”
Oreana is currently working with Townsville City Council on plans to expand North Shore’s town centre, with a development application expected to be lodged in the coming months to significantly increase the retail facilities on offer in the community.
A leading developer of integrated retail and residential communities, Oreana currently has retail centres under development in five masterplanned communities in Victoria.
Colliers Residential Director Daniel Hirst said North Shore was performing incredibly strongly in the local market, which was being buoyed by interstate migration.
“The average price of land at North Shore is around $255,000, which represents amazing affordability compared to other cities. There are a lot of people relocating here from all over Queensland and interstate for the lifestyle and affordability,” he said.
“We’re also seeing lots of key workers taking up Oreana’s Local Heroes offer, which provides those in essential jobs – active defence, emergency, education, healthcare – $5,000 off a lot.

With prices starting at $670,000 for a completed three-bedroom townhome, interest has been strong.
Spanning over 900 hectares, North Shore will feature approximately 5,600 homes, a large town centre, three state and private schools, extensive parkland, childcare and much more when completed.
To date approximately 2,600 lots have been delivered along with three schools and key retail outlets including Bunnings, Woolworths, Aldi, North Shore Tavern and services including a medical centre, service stations, gyms, a church, childcare centres and public swimming pool.
