A land parcel created following a major road upgrade in Indooroopilly, in Brisbane’s inner southwest, is likely to have a mixed-use development built on it following its sale.
The 4,637sq m site at Lot 1, Moggill Road, which sits adjacent to Indooroopilly Shopping Centre, was created as a result of the road realignment associated with Moggill Road corridor upgrade.
It has been sold for $10.55 million to a local private developer who intends to lodge plans with Council early in 2026.
The sale was brokered by Knight Frank agents Blake Goddard and Christian Sandstrom following a competitive Expressions of Interest campaign on behalf of Brisbane City Council.
The campaign attracted strong interest, with 10 offers received from a diverse range of potential purchasers including mixed-use developers, retail users and residential developers.

“This site sits at one of Brisbane’s busiest intersections, with around 55,000 cars passing daily.
“Its proximity to Indooroopilly Shopping Centre, which is Australia’s 19th largest shopping centre and Western Brisbane’s major regional shopping centre makes it ideal for a high-density residential project.
“The centre is a hub for public transport, including bus and train services, while the site is also well-connected to major road networks, ensuring easy access for future residents.”
Knight Frank Partner, Investment Sales in Queensland Christian Sandstrom said: “We saw strong interest from a range of developers, which reflects the scarcity of redevelopment opportunities in Brisbane’s western corridor.
“The purchaser’s intent to deliver a residential scheme aligns well with the site’s zoning and surrounding amenity.”
The site is anticipated for a range of uses under the Indooroopilly Centre Neighbourhood Plan.
