Stonebridge Property Group sells 18 from 18 properties achieving a perfect 100% clearance in October National Portfolio Auction
Stonebridge Property Group has achieved a perfect 100% clearance rate in its October National Portfolio Auction, with all 18 properties selling for a combined $65 million, more than $5 million above collective reserves.
The auction was dominated by highly sought-after retail assets and childcare centres at affordable and entry level prices, snapped up by savvy private investors focused on building long-term wealth and secure investment portfolios. Drawn to the accessible sub-$6 million price points and well known tenant groups, property investors are confidently playing in the commercial market instead of residential property, where net yields are considerably lower, with retail property generating strong interest as an asset type of choice.
Retail Investment Highlights
- The 99 Bikes portfolio comprised eight assets across Queensland, Western Australia, and Victoria – all selling under the hammer. Individual sale prices reached up to $5.61 million, with yields from 4.46%. The portfolio achieved more than $1.61 million above reserve, including a standout result with 99 Bikes Ashgrove, in Brisbane, selling $1.11 million above its reserve price and fielding 68 bids.
- Bridgestone & Auto Masters – Aura Caloundra (QLD) – developed in 2023, sold for $5.05 million at a 4.35% yield on behalf of Gold Coast based developer, Newlink Property Group. Strategically located within Stockland’s $9 billion Aura master planned community (the largest master planned development in Australia) the asset attracted strong buyer interest achieving a result that exceeded vendor expectations.
