Lease Opportunity at Flagship Childcare Centre

The opportunity to secure a lease at a near-new childcare centre in the affluent suburb of Doncaster is expected to attract strong interest from high-level operators looking to expand their service.

CBRE’s Australian Healthcare & Social Infrastructure team of Sandro Peluso, Marcello Caspani-Muto and Jimmy Tat have been appointed to manage the lease of the premises at 1 Lauer Street on behalf of the private NSW-based landlord.

Surrounded by schools, the centre is designed for 158 childcare places and features a building area of 1,347sqm with basement parking for 34 cars in addition to ample on-street parking.

Mr Peluso noted the property, which was only constructed in 2022, features high end improvements and an abundance of exposure to both Doncaster Road and Lauer Street.

ā€œThe Doncaster market is one of quality, so you need to have a high-level operation and physical centre to match,ā€ Mr Peluso said.

ā€œFor the right operator, this opportunity ticks all those boxes and it also provides the opportunity to scale service over time. With 158 places, a provider can grow into a strong performing centre over time with services anchored on the ground floor then spreading into level 1 – such is the space on offer here,ā€ he added.

The centre is located moments from Westfield Doncaster Shopping Town along the suburb’s ā€˜Golden Mile’ within a core commercial precinct including BMW, Mercedes Benz and Porsche car dealerships along with additional retail and commercial amenity.

Mr Caspani-Muto added, ā€œIn a broader childcare market that is witnessing reduced new supply, particularly across VIC and NSW, the ability for a childcare provider to gain immediate access to a centre of such high quality is few and far between. The quality of this build could not be replicated feasibly in today’s market so we expect strong levels of early engagement.ā€
