Colliers appointed to manage sale of boutique high-density residential site amid Sydney’s unmet apartment supply
Colliers has been exclusively appointed to manage the sale of a premium residential development site at 27–31 Cavell Avenue & 5 Denham Street, Rhodes, on behalf of a private owners group. Led by Colliers’ National Directors James Cowan and Jordan McConnell, alongside Associate Director Guy Brady, the assest is a compelling opportunity for build-to-rent and build-to-sell developers.
Colliers Head of New South Wales | Investment Services James Cowan said, “This combined site encompassing 2,845 sqm presents a unique offering for developers to deliver high-quality housing in a location that’s already approved for infrastructure and primed for growth. The flexibility of delayed settlement terms adds further appeal for strategic buyers,”
“With Sydney’s apartment supply at a 14-year low and vacancy rates at just 1.2%, the site is well-positioned to meet growing demand driven by population growth, affordability pressures, and planning reform,” Mr Cowan added.
Located at the crest of the Rhodes peninsula, the site is zoned R4 High Density Residential under the Canada Bay LEP 2013, including a 31-metre height limit. It allows for a complying GFA of 4,836m², with potential to exceed 6,280m² through bonus density provisions. The property benefits from DA-approved infrastructure and is within walking distance of Rhodes Train Station, Rhodes Central, and Bicentennial Park.
Transforming from its industrial past, Rhodes has become an attractive suburb experiencing a demographic shift including young adults, working professionals and families. This is due to the suburb’s significant urban renewal, modern amenities and infrastructure supported by waterfront living and its coastal atmosphere.
Colliers National Director, Joint Head of Sydney West | Investment Services Jordan McConnell added, “Rhodes is now one of Sydney’s most dynamic inner-west suburbs, offering exceptional connectivity to Parramatta and Sydney CBD, strong retail amenity, and a vibrant multicultural community,”
“Rhodes is perfectly aligned with market trends, offering density, connectivity, and lifestyle in a suburb where demand continues to outpace supply,” Mr McConnell concluded.
27–31 Cavell Avenue & 5 Denham Street, Rhodes, are offered via Expressions of Interest, closing 3:00pm Thursday, 9 October 2025.
