Development Site in Medindie up for Sale

A high-profile development site positioned on one of Adelaide’s most prominent arterial roads in the inner city is up for sale.

The 848 sqm property at 27 Main North Road in Medindie currently operates as a car lot with an onsite 90 sqm office/showroom building.

However, it has development potential for a range of uses including commercial, light industrial, retail or residential, with a maximum building height of three levels.

The property sits on a prominent corner lot around three kilometres north of the Adelaide CBD with around 21 metres of frontage to Main North Road, with exposure to around 49,300 vehicles passing by every day.

It is being taken to the market via an Expressions of Interest campaign run by Knight Frank agents Chet Al and Harrison Grice.

Mr Al said the asset offered a rare and strategic opportunity to secure a high-profile development site.

“Prominently positioned on one of Adelaide’s most prominent arterial roads, this prime corner site offers exceptional exposure and accessibility,” he said.

“It is suitable for a range of buyers – owner-occupiers, developers, or value-add investors looking to capitalise on its unrivalled location.”

Mr Grice said: “With one year remaining on the existing lease there is flexibility for purchasers to plan for a future development.

“Opportunities of this calibre in tightly held inner-northern locations like Medindie are rarely presented to the market.”

Medindie is widely regarded as one of South Australia’s most tightly held and high-value residential suburbs, comprising  predominantly low-density residential, with a small number of commercial and service-based properties located along Main North Road.

The suburb benefits from proximity to a range of key amenity hubs, including North Adelaide’s commercial precincts along O’Connell Street and Melbourne Street, offering a broad mix of cafés, restaurants, boutique retail and services.

It is well-connected via arterial roads including Main North Road, Robe Terrace and the Inner Ring Route, providing efficient access to the Adelaide CBD, surrounding inner metro suburbs, and the broader northern corridor.

The EOI campaign for the property will close Thursday, 2 October 2025 at 4:00pm (ACST).
