Trask Land Expands Northern Footprint with $8M Morayfield Residential Development Site Acquisition

Rare Morayfield site attracts over 130 enquiries and 12 competitive offers amid intensifying Brisbane land shortage
A tightly held 5.05-hectare development site in Brisbane’s rapidly expanding northern corridor has sold for $8,000,000 to Trask Land, after attracting strong interest from developers keen to secure scarce residential land.
The Morayfield property at 74-80 Nairn Road drew more than 130 enquiries and 12 competing offers through an expressions of interest campaign handled by Colliers’ Brendan Hogan and Adam Rubie, on behalf of a private landholder, reflecting the intense competition for development-ready land across South East Queensland.
The successful buyer, Trask Land, headed by David Trask, already controls adjoining land on both sides of the site, further strengthening the group’s long-term position in the high-growth Morayfield precinct.
Colliers Queensland Residential Director Brendan Hogan said infill parcels of this scale were becoming increasingly rare as Brisbane’s population continued to surge.
“Demand for residential land in Morayfield has never been stronger, but sites like this are incredibly hard to secure,” Brendan Hogan said.
“Population growth is surging across South East Queensland, but the supply of new development opportunities hasn’t kept up, which is why competition for quality infill sites is so fierce.
“Brisbane continues to lead the nation for growth prospects, supported by billions in infrastructure investment and major projects already underway.
“This acquisition enhances Trask Land’s strategic landholdings in the area and positions them strongly within one of South East Queensland’s highest-growth precincts.”
Zoned ‘Emerging Community’ under the Moreton Bay Regional Council Planning Scheme, the site offers future potential for residential subdivision, subject to council approvals.
The property is bordered by existing residential subdivisions, both completed and under construction, placing it in an established growth corridor just 38 kilometres north of Brisbane’s CBD and 41 kilometres from the Sunshine Coast.
Colliers Queensland Residential Director Adam Rubie said Moreton Bay had become one of SEQ’s strongest performers for greenfield residential development in recent years, with land values in the region setting new benchmarks.
“The northern corridor continues to attract significant buyer interest due to its affordability, established infrastructure and proximity to major employment hubs,” Adam Rubie said.
“Developers are aggressively chasing opportunities like this and the strong level of enquiry we received throughout the campaign is further evidence of how limited the available supply pipeline has become.
“The site is situated in a high-quality location in the northern corridor of Brisbane where there have been a range of low to medium density housing products developed which have been well received by the marketplace.”
Morayfield’s location offers easy access to key amenities, including schools, shopping centres, transport connections and major road networks.
The transaction comes as South East Queensland faces an urgent need for additional housing supply, with forecasts indicating 34,500 new dwellings are required annually to meet ongoing population growth.
