Australian homebuilder G.J. Gardner Homes has seen an influx in demand for its dual living – duplex – home designs amidst a national rise in multi-generational living1 coupled with steady interest in investment properties2.
Dual living designs are two homes on the one lot of land that share a dividing wall – the market for duplexes is booming with reports showing construction approvals for duplexes have risen by 20 per cent year-on-year3.
G.J. Gardner Homes’ Chief Executive Officer Trent Gardner said its duplex designs offered buyers a quality place to call home as well as a unique investment opportunity.
“Our range of duplex designs are great value for money, not only are they getting a great quality home for a competitive price, but they’re also getting a second home on the same block that they can rent out for an extra income stream,” Mr Gardner said.
“We’ve seen rising interest with both our customers in greenfield and knock down rebuild markets – it’s not just that they’re getting good value for money and they’re getting a good quality home.

Kylie Jeffree, owner of the G.J. Gardner Sydney South franchise, who has been servicing the Sutherland, Georges River and Bayside LGAs for the last five years said more than half of its builds were duplexes.
“There is strong demand for dual living designs, in Southern Sydney more than 60 per cent of our builds are duplexes,” Ms Jeffree said.
“We started to see the demand grow after COVID with increased cost of living pressures and price increases – our clients were drawn to the fact they could live one and sell or rent the other to make money and reduce that overall build cost.”
