Stonebridge Sells New Growth Corridor 7-Eleven & Subway Outlet for $8,150,000 at Sharp Yield

The brand new 7-Eleven & Subway convenience retail offering occupies a prime 3,723 sqm* corner site in Ripley, Queensland’s largest growth suburb. The asset is masterfully integrated into Ripley Central, a brand new state-of-the-art retail & services precinct, home to Starbucks, Sparkletown Car Wash, Bottlemart, The Cheesecake Shop, a swim school, childcare centre and more.
To secure their place in Ripley Central, 7-Eleven committed to a brand new 12 year net lease through to 2037, with options extending to 2057, while Subway entered into an 8 year net lease to 2033, with options through to 2048. Both leases feature guaranteed income growth via fixed 3% annual rent increases.
Following a comprehensive national marketing campaign, the investment received 146 enquiries and eight competitive offers.
The property sold for $8,150,000, achieving a strong yield and an outstanding benchmark for the Queensland fuel & convenience retail sector of 5.63%.

Commenting on the sale, Tom Moreland, Partner at Stonebridge, said “We’ve seen a marked improvement in investment market sentiment in the first half of 2025, particularly within the fuel and convenience retail sector. The level of genuine interest in the Ripley asset far exceeded what we observed for comparable opportunities in 2023 and 2024. Demand has clearly returned, with buyers now recognising strong value at yields well below 6%.”
