A shop in the heart of the Parramatta CBD currently occupied by a barber is set to be auctioned next month.
The 85sq m property at Shop 2, 52 George Street, is in a prime street front central CBD position adjacent to a public parking station and opposite the Metro Station site, near the near Powerhouse Museum and proposed Civic Link.
It is tenanted by M&A Bizy Scissors, which has a lease in place until early 2027.
The retail space is being taken to the market via an Auction campaign run by Knight Frank agent Jessen O’Sullivan and Wally Scales of Inveraray Property.
Mr O’Sullivan said the property would suit investors or future owner occupiers.
“We have been fielding strong enquiry during the auction campaign to date, with a range of buyers interested in the asset,” he said.
“One of the key factors drawing buyers in is the premium location of the property.
Not only does it have street frontage in the busy CBD, which is scarce for retail strata, but it is also positioned across the road from the Metro station, one of the most anticipated infrastructure projects in New South Wales, Civic Link, and forms part of a high-growth commercial and civic precinct.
“Civic Link, a planned green and activated pedestrian spine running from Parramatta Square to the Parramatta River, will be the major pedestrian thoroughfare connecting Parramatta Station to the Powerhouse Museum via the new Metro Station.
“Properties along this route, like 52 George Street, will benefit from significant exposure to a high volume of passing foot traffic.”
Mr Scales said the shop had secure income until early 2027, and offered the potential for strong rental uplift after that time.
“The property is strategically situated in the centre of Parramatta, which is undergoing a significant transformation, firmly establishing itself as Greater Sydney’s second CBD,” he said.
“The area is experiencing unprecedented public and private sector investment across infrastructure, commercial, and civic domains – positioning it as a key growth centre in New South Wales.
“The precinct is also home to a thriving legal and civic ecosystem, with over 130 legal practices and future plans to accommodate up to 1,400 new professional services roles – further anchoring long-term commercial demand.”
Between 2022 and 2041, the City of Parramatta is projected to add over 130,000 new residents and 117,000 new jobs, driving demand for high-quality retail, commercial, and mixed-use offerings.
The auction for Shop 2, 52-60 George Street in Parramatta will be held at the Knight Frank office at Suite 2, Level 8, 18 Smith Street, Parramatta, on Thursday 17 July 2025 at 10:30am (AEST).
