The chance to acquire Perth’s historic Rosehill Lodge, adjoining the newly established Rosehill Waters housing estate, is expected to attract significant interest from hospitality owners and operators.
CBRE’s Ryan McGinnity and Chloe Mason will manage the sales process for the South Guildford property on behalf of the vendor, with pricing expected around $2.5 million.
Mr McGinnity said, “Rosehill Lodge has been substantially derisked over time with the Scheme Amendment now allowing for multiple permitted uses including café, restaurant, hotel, motel and tavern. Furthermore, the acquisition offers an immediate income-generating opportunity through pop-up events or functions.”
Located at 120 West Parade, Rosehill Lodge was built in the early 1900s and operated for many years as a wedding and function venue. The property sits on 2.65 hectares of land amongst picturesque, well-manicured gardens and adjoins the sold-out Rosehill Waters housing estate, which will eventually accommodate over 600 dwellings.
Ms Mason said, “We envision Rosehill Lodge becoming a successful hospitality destination, much like the established Mandoon Estate. With significant backing from the local community, a new owner can capitalise on this excellent foundation and build a thriving business.”
South Guildford is situated within the City of Swan, which is expected to experience significant growth in the coming decades, with the population projected to increase from around 168,000 in 2023 to almost 300,000 over the next 25 years.
Rosehill Lodge is for Sale via Private Treaty.
