Pellicano Pre Commits 90 Percent of Eclipse Business Park in Dandenong South

Diversified asset owner, developer and builder Pellicano has unveiled the first deals across its newest industrial project, Eclipse Business Park in Dandenong South, encompassing over 31,000sqm across two warehouses which will have an end value of $85 million when complete.

The first deal will see Dexion Victoria and National Make Good Solutions moving into a 16,616sqm facility – which is now under construction – and includes a 15,766sqm warehouse and an 850sqm office, on a 7.5-year term. The deal was negotiated directly through Pellicano, and represents the third facility the developer will build for Dexion.

Meanwhile next door, sustainable packaging manufacturer Orora has signed a long term lease for a 14,647sqm warehouse facility with a 2,750sqm canopy.

Orora was seeking an efficient distribution facility, with its cans manufacturing facility located across the road from Eclipse Business Park, while racking supplier Dexion committed to the first pre-lease deal following its long-standing relationship with Pellicano.

Eclipse Business Park benefits from exceptional connectivity to the South Gippsland Highway, Eastlink, Dandenong Bypass and Princess Highway, and is located just 45 minutes from the Melbourne CBD.

For managing director Renato Pellicano, the pre-lease commitments are reflective of the premium offering of Eclipse Business Park, the Pellicano brand and the connectivity of the site to the surrounding road network.

Elsewhere across Pellicano’s portfolio, a 16,610sqm speculative facility at Innovation Park is currently under construction ahead of its completion in September – it features a two-level office totalling 611sqm, a 15,999sqm warehouse, a super canopy, six roller shutter doors, four recessed loading docks, and a dock office.

The buildings also bring together leading sustainability credentials including LED lighting, rainwater harvesting, solar power, high-performance glazing and drought-tolerant landscaping.
