Catholic Education South Australia (CESA) will relocate its head office to a prominent city-fringe office space in one of Adelaide’s key commercial precincts, following an off-market sale.
The Archdiocese of Adelaide has purchased the property at 186 Greenhill Road, Parkside and entered into a lease agreement with Catholic Education to provide future accommodation for the Catholic Education Office (CEO).
The sale was negotiated by Andrew Wilson and Phillip Joncheff of McGees Property on behalf of joint vendors Australasian Property Developments and Realside Investments Fund, following the pending departure of former tenant Viterra Australia. Current tenant Letcher Moroney (LM) Chartered Accountants will remain.
Comprising approximately 5,000sqm of net lettable area, the two-level building sits on a 6,065sqm corner site with three street frontages and carparking—a mix of open-air and undercroft spaces.
Catholic Education South Australia Executive Director Dr Neil McGoran, said: “Set across two levels, Catholic Education’s new head office in Parkside will offer modern facilities, with on-site and off-street car parking available for staff.
“Following refurbishment and fit-out, it is anticipated our 200-strong Catholic Education Office workforce will relocate from the Thebarton office to Parkside by Term 2, 2026.”
Andrew Wilson said the sale reflects the ongoing demand from education and institutional groups for well-located, owner-occupier opportunities in fringe locations.
“Greenhill Road continues to attract significant interest, particularly from groups seeking a long-term presence near the CBD. Large-scale buildings with strong parking ratios and multiple frontages are becoming increasingly rare.”
Phillip Joncheff added that the sale reinforces the strength of the city fringe market amid a tightening office vacancy environment.
“Owner-occupiers are increasingly drawn to assets like 186 Greenhill Road which offer scale, flexibility, and strategic positioning. These types of buildings are limited in supply, particularly in precincts where vacancy is tightening and demand for quality accommodation remains strong.”
The sale comes as demand for fringe office space continues to rise, with the Property Council of Australia’s latest figures showing South Australia’s city fringe vacancy rate tightening to 10.8%—a trend expected to continue as occupiers seek quality accommodation in accessible locations.
The site’s three-street frontage and prominent exposure along Greenhill Road, combined with proximity to parklands, public transport and the CBD, further enhance its appeal.
