Rare 10-Hectare Site Hits the Market in Adelaide’s Strategic Employment Zone | JLL

Site released by Renewal SA, offers prime logistics and manufacturing potential in tightly held industrial precinct
A large vacant site located in Adelaide’s inner industrial north has just hit the market.
Lot 101 Newhaven Road, Gillman is now available for sale via an Expression of Interest (EOI) campaign.
The 10.35ha* site is being offered under instruction of Renewal SA. The release is part of the State Government’s ongoing efforts to stimulate job creation and economic development by unlocking high-potential land for industrial use.
JLL’s Martin James, Kym Hutchins and Sarah Parkinson of the Logistics & Industrial team have been appointed to manage the EOI sale process.
“This large parcel of undeveloped industrial land is well positioned close to Adelaide’s inner port and key freight networks including the Port River Expressway with links to the Northern Expressway,” Mr James said.
“It’s well connected for industrial use with rail, road and sea infrastructure all close by.”
Gillman is approximately 17 kilometres northwest of the Adelaide CBD. Newhaven Road is accessed off Grand Trunkway via Eastern Parade.
“This is a great opportunity to secure undeveloped industrial land of scale with ‘value add’ upside located in a known growth corridor,” Mr Hutchins said.
“It links to major road connectors and is in close proximity to the Outer Harbor Shipping and Container Terminal, Osborne Defence Precinct and the Dry Creek Rail intermodal.”
The site lends itself to several proposed future uses including major logistics operations and manufacturing.
“This is a highly constrained local market so we expect this site to pique the interest of owner-occupiers or developers alike, who may want to cost-effectively secure this land now ahead of expected future growth,” Ms Parkinson said.
Lot 101 Newhaven Road is offered for sale via an Expression of Interest process closing at 4:00pm Australian Central Standard Time (ACST) on Thursday 19 June.
