Burgess Rawson’s Craig Chapman and Tom Lawrence have listed the ALDI Shopping Centre at 27 Illaweena Street, Drewvale QLD for sale via Expressions of Interest, closing Wednesday 21 May 2025 at 3pm AEST.

The fully leased 2,286sqm centre sits on a prominent 8,648sqm corner site and is anchored by a ten-year lease to ALDI, with options extending through to 2042.

Recognised as Australia’s #1 rated supermarket for seven consecutive years, ALDI is supported by six complementary tenants including medical, real estate, food, and lifestyle services.

Constructed in 2017, the modern neighbourhood centre delivers significant tax depreciation benefits and strong income security, with 86.4 per cent of the revenue underpinned by the supermarket and medical tenants. All leases feature fixed 3.0 per cent annual increases or CPI reviews, ensuring ongoing rental growth. The property generates a net income of approximately $724,443 per annum plus GST.

“This is one of Brisbane’s most tightly held and high-performing neighbourhood centres, with the added benefit of being anchored by a global retailer,” said Mr Chapman.

“It’s fully leased, has a diversified tenant profile, and sits in a high-growth catchment – everything institutional and private investors are looking for.”

The asset also offers long-term development potential with just 26 per cent site coverage and 135 on- site car spaces. Positioned near the intersection of Illaweena Street and Mt Lindesay Highway, the centre benefits from exposure to 40,000 vehicles daily and lies within 750 metres of two major schools with a combined enrolment of nearly 6,000 students.

“Opportunities with this level of tenant quality, site scale and growth potential are increasingly rare,” said Mr Lawrence. “It’s a secure income-producing investment with clear long-term upside, set in one of metropolitan Brisbane’s fastest growing suburbs.”
