Condah Hills delivers blue-ribbon quality underpinned by scale, infrastructure, irrigation, secure water entitlements and extensive capital investment

One of Victoria’s most prestigious agricultural holdings, the extensively developed and fully integrated Condah Hills property in the Western District, has hit the market, offering a drought-resilient, large-scale grazing and irrigation enterprise with first-class infrastructure.

The aggregation comprises 1,208 hectares, including both Condah Hills (approximately 1,083 ha) at 190 Treloars Road, and a neighbouring support property known as Condah Dairy (roughly 125 ha) at 108 Butter Factory Road, located less than 200 metres apart.

The portfolio is being offered by Dunkeld Pastoral Co Pty Ltd, owned by prominent barrister, businessman and philanthropist Allan Myers AC KC and family. Available as a whole or as separate assets, the sale is being exclusively managed by Jock Grimshaw and Chris Lawlor of JLL’s Agribusiness team.

Mr Grimshaw said the scale, water security, and infrastructure make Condah Hills one of the most compelling rural offerings to come to market in the region in recent years.

“Condah Hills is a marquee Western District holding, positioned as a true production powerhouse,” he said.

“The past five to six years have seen extensive capital works undertaken across the property – from irrigation upgrades to pasture renovation, structural improvements, and subdivisional fencing – creating a genuinely turnkey asset.”

A standout feature of the holding is its irrigation capability, with approximately 80 hectares under centre pivot irrigation and excellent scope for further development. The enterprise is underpinned by secure water entitlements totalling 1,155 megalitres annually, supporting both irrigation and livestock operations.

“It provides a significant buffer against climatic risk and enhances both operational and financial performance,” Mr Grimshaw said.

The holdings benefit from favourable land and soil types, and have undergone a systematic pasture improvement program, with around 80 – 90 per cent of paddocks renovated over the past six years. This has been complemented by consistent annual fertiliser application and a proactive pasture management regime.

Mr Lawlor highlighted the versatility and scale of the operation: “Condah Hills is a high-performing agricultural asset with exceptional fattening and finishing capabilities. Its combination of irrigation, infrastructure and improved pastures offers the operational flexibility to support a wide range of livestock and mixed-farming enterprises.”

Key operational features include a 1,000-head feedlot, weighbridge, centralised laneway system, multiple machinery, grain and storage sheds, a hangar, and three well-appointed residences — a main homestead and two separate manager’s residences.

The nearby Condah Dairy further enhances the offering by providing a supportive farming platform with secure water resources primed for strategic development, including excellent scope for irrigation.
