Innovative New Pipeline to Deliver New Social and Affordable Homes in Queensland

A groundbreaking new project pipeline is set to deliver 156 new social and affordable homes in its initial phase, paving the way for many more projects across Queensland.
Through the Queensland Government’s Housing Investment Fund (HIF), Community Housing Limited (CHL) is kickstarting the initial phase of its regional pipeline with the delivery of 156 social and affordable homes. Through its subsidiary Community Housing (Homes for Regions) Limited, CHL will deliver one-, two- and three-bedroom homes designed for people aged 55 and over seeking safe, secure and affordable housing. The 156 homes will be in Ipswich City, Logan City and Western Downs Regions.
The project leverages a tailored commercial model that maximises value for money, minimises financing costs and ensures more social and affordable homes remain within the community housing sector for the long term.
With the support of the Queensland Government, senior debt provision from ANZ, and collaboration with advisors Hall and Wilcox and Planum Partners, CHL has created a model that can be replicated to deliver social and affordable housing at the scale needed to address the housing crisis.
The CHL delivery model is designed with a customer-centric approach for seniors, providing age-appropriate homes that offer a better quality of life. This ensures long-term sustainability and a lasting impact on Queensland’s housing landscape, offering affordable, high-quality accommodation for future generations.
The Queensland Government’s investment in the project will ensure these homes remain in the housing system for the long term, allowing CHL to focus on service delivery and expand housing where it’s needed most. Future phases will be delivered as part of the broader pipeline with an emphasis on regional housing delivery.
