Local Kedron family with design and construction businesses secures flexible opportunity after competitive EOI campaign in the inner-northern precinct of Kedron

JLL brokers Sam Richards and Gibson Leembruggen have successfully sold 69 Bristol Road, Kedron, for $2.8 million following a highly competitive Expressions of Interest (EOI) campaign.

The 810sqm Low Impact Industry zoned site is located one street back from Gympie Road and features a two-storey 742sqm building, comprising 249sqm of office space, 242sqm of showroom, and 251sqm of warehouse space.

Mr Richards, Senior Executive, Metropolitan Sales and Investments – Queensland, said the property was extremely sought after due to its flexible space, featuring an essentially even (33:33:34) split of office, showroom and warehousing areas.

ā€œA container-height roller door improved functionality and operational efficiency. Generous car parking and easy access to major arterial roads were also key features that contributed to the successful sale,ā€ he said.

The campaign attracted 75 direct enquiries and six formal offers, primarily from owner-occupiers and value-add investors.

The successful purchasers, Brisbane-based construction and design business owners Melissa and Wade Woodcroft were searching for a centrally located building with convenient access to the CBD and direct connectivity via the tunnel to Brisbane’s southern and western suburbs.

Their businesses – Emwinn Constructions, Ivy Rose Interior Design, and Concepts Unlimited Design – will occupy the space after renovations.

ā€œIt was essential to find a space that could accommodate all three of our businesses independently while maintaining a seamless connection between them,” Ms Woodcroft said.

“For our building company, we required a spacious warehouse with a mezzanine for offices and meeting spaces. Our interior design firm needed a large showroom — at least 150sqm — positioned near or directly linked to offices and meeting rooms for our building design business,ā€ she said.

ā€œGiven that our home is in Kedron, securing an office nearby was ideal, as this is a long-term investment for us. Ample parking, both onsite and street-side, was another key factor, and this location provided excellent options for both.”

The three businesses are collaborating on a New York loft-inspired renovation.
