26 March 2025
The second major industrial land sale of 2025 transacts in Forrestdale, Western Australia for $9.5 million.
Colliers is pleased to announce the second major industrial land sale of 2025 in Western Australia at L9 Oxley Road, Forrestdale for $9,500,000 ex gst on behalf of a private client.
As part of the Doobarda Industrial Estate, the 31.58 hectare englobo vacant land site was brokered by Colliers Industrial & Logistics National Director, Sam Hammond and Investment Services Manager, Shane Isaacs in an off-market transaction to a local developer.
Mr Isaacs said āthe forthcoming Doobarda Industrial Estate has attracted a local developer demonstrating the ongoing demand for industrial land in Western Australia.ā
Doobarda is a rural south-eastern suburb and locality of Perth, Western Australia, located in the local government area of the City of Armadale, adjacent to the Tonkin Highway. The suburb was created by splitting the south-eastern corner of the suburb of Forrestdale as a new, separate industrial area. The proposed āGeneral Industrialā development comprising substantial lot sizes is an ideal and timely addition to the Metropolitan South East region.
Mr Hammond said āThe Doobarda Industrial Estate will aid in providing an industrial centre which is well connected to intermodal freight facilities at the Welshpool-Kewdale industrial centre and are ideally placed to take advantage of the potential synergies with major export oriented industrial centres such as Kwinana and Latitude 32, located in the Southwest Metropolitan sub-region and Westport Projects.ā
Mr Hammond said āL9 Oxley Road, Forrestdale provides an opportunity for the development of general Industry logistic and storage warehouses as a solution to cater for the growing e-commerce sector.ā
āThe Doobarda Industrial Estate will be a master-planned industrial estate strategically serviced by an extensive road network, including the Kwinana Freeway, Tonkin Highway, and access to the forthcoming Westport Harbour project.ā said Mr Isaacs.
Mr Hammond stated, “The rapid development and significant population growth in the surrounding areas, combined with the strategic location and future expansion of the Doobarda Industrial Estate, have driven the premium price. This reflects the strong demand and limited supply of industrial land across the Perth Metropolitan area, marking one of the largest sales of englobo future industrial land in 2025.”
