Opportunity to Breathe New Life Into Central Coast Aged Care Home

A vacant aged care home located within a retirement village on the New South Wales Central Coast has hit the market.
Located at 1A Scaysbrook Drive in Kincumber, the property sits at the centre of Brentwood Village which comprises a mixture of 400 apartments and independent living units.
The 2,500sqm facility, that once operated at 102 beds, was last operational in 2022 and has undergone various renovations and layout changes since its original development.
CBREās Australian Healthcare and Social Infrastructure team of Marcello Caspani-Muto, Sandro Peluso and Jimmy Tat are appointed to manage the sale via an Expressions of Interest campaign.
Mr Caspani-Muto noted the facility closed because of staffing challenges, which impacted the aged care industry between 2019 and 2023. However, an injection of government funding into the sector and improved pay for aged care workers would likely make this asset an appealing opportunity for a range of operators in NSW.
āDemand for the service was never an issue as the Central Coast region is significantly undersupplied from an aged care facility perspective,ā he said.

Mr Tat said the property offered a range of options for the new operators.
āWhile the building is not new, it has undergone various renovations over the years so there is an option to being operating as it is or complete a more extensive renovation internally. For existing aged care providers this property is an immediate solution with any upfront costs a fraction of what would be expected with a new build,ā Mr Tat added.
The Expressions of Interest Campaign closes in late March.
