More than $10 million is expected for a generational offering in one of Adelaide’s most tightly-held industrial precincts.

McGees Property Partner Andrew Wilson and McGees Senior Executive – Sales & Leasing – Industrial Logistics Marco Onorato are marketing 133-139 Bedford Street, Gillman on behalf of private owners who have held the property since 2011.

The significant property comprises a 7,873 sqm office and warehouse facility plus canopy on a 16,177 sqm site with a 75 metre frontage. It features heavy vehicle drive-around access, three-phase power supply, 30kW solar system, and sprinkler system throughout.

It is currently leased to U-Pull-It Pty Ltd until June 2025 and available for occupation thereafter.

“This is one of the best Adelaide industrial properties to hit the market in the early running of 2025,” Wilson said.

“We’re expecting statewide and national interest from investors, owner-occupiers and developers alike – this is a fantastic versatile opportunity in a prime, well- connected location.

“Positioned within the Strategic Employment Zone of the City of Port Adelaide Enfield, the property is close to Outer Harbor Port and the Defence precinct, and offers direct access to major arterial roads including the Port River Expressway and North-South Motorway.”

Onorato said owner-occupiers will note the practicality of the facility and its strategic location, accessible to key industrial locations and much of Adelaide.

“There’s strong leasing demand in core precincts. Established industrial hubs are continuing to attract tenants, with a heightened focus on well-located facilities that offer good access, quality warehousing, and flexibility.”

In McGees Property’s newly released 2025 Industrial Forecast, Wilson said that with limited land availability, investors are focusing on value-add opportunities.

“Sites that are land-rich with existing improvements that can be repositioned, upgraded, or redeveloped to maximise value in the shorter-term are particularly sought-after,” he said.

“This is a generational opportunity to acquire more than 1.6 hectares of prime industrial land at a time in which Adelaide is experiencing the most significant industrial land shortage in Australia.”
