18 February 2025
Strong demand for Logan commercial buildings with development potential
Two neighbouring, fully leased to Government funded social service businesses, premium commercial buildings in the heart of Logan have transacted for a combined $5,500,000 to a NSW based private investor looking for solid holding income and a strong redevelopment future.
Following a competitive expressions of interest process, the 2533sqm freehold centre zoned properties located at 7-9 Station Road in Logan Central were transacted by Colliers Queensland agents Philip OâDwyer and Harry Higgins on behalf of Brisbane based OzMob Pty Ltd.
Colliers Queensland Investment Services Director Philip OâDwyer said it was a successful sales campaign with strong engagement from investors, owner occupiers and developers with the sites located opposite from Woodridge train station receiving over 150 enquiries and multiple offers.
âThese sites received a lot of interest from investors looking for land rich properties with a solid holding income and a strong redevelopment future,â Philip OâDwyer said.
âThe Logan area is a major regional growth and development corridor, with significant population growth expected over the next 20 years, providing a lot of future opportunity for the purchaser of this site.
âAnd with the buildings fully leased to Government funded training organisations and social services tenants, there is a guaranteed secure income in the meantime.
âThis area is in high demand from leading training, employment and social support enterprise tenants due to the clustering of these services around the Woodridge train station,â Philip OâDwyer added.
Colliers Queensland Investment Services Executive Harry Higgins said the properties comprised two irregular shaped allotments improved with two single storey office blocks.
âThe prime location, centrally located in the heart of Logan, played a pivotal role in attracting a considerable number of interested parties,â Harry Higgins said.
âThe Logan area has seen significant population growth with the area projected to increase by over 138,000 by 2041. Continued economic and infrastructure development to support this growth will continue to attract more businesses and investors to the region over coming years,â Harry Higgins added.
