Prime beach facing land on the Capricorn Coast with development approval for apartment and commercial space up for sale

3.37 hectares (or over 8 acres) of prime land situated on an iconic headland location along the Capricorn Coast, with uninterrupted beach and island views, is up for sale.
The property at Lot 5 Haven Road, Tanby Point in Emu Park has development approval in place, which expires in 2028, for 201 apartments and commercial space for a restaurant, function centre, licensed bar and a health retreat.
Situated on an elevated site overlooking both Haven and Fisherman Beaches, the site captures uninterrupted stunning panoramic views of the beach and the Keppel Island Group – including Great Keppel Island – that bask in the turquoise waters of the southern Great Barrier Reef.
Capital City Commercial agents put the Emu Park site to market a couple of years ago, however amid the uncertainty over Great Keppel Islands future, together with other world events, there were delays in interested parties making development decisions, which led to the property being withdrawn from the market.
It is now being taken to the market again via an Expressions of Interest campaign run by Pat O’Driscoll of Knight Frank in Rockhampton.
The site is owned by Harry Nicol, one of the original founding co-op members of the Liquorland brand, before it was onsold to Coles.
The current development approval spans a number of separate accommodation buildings totalling some 24,000sq m, providing an easily staged construction opportunity, as well as the addition of over 4,000 gross sq m of commercial area.
The existing DA is shovel ready, with all services, including power, water and high-speed internet in place.
The site has three street frontages and access that could support separate standalone uses across the site.
The zoning supports a range of uses, including mixed-use tourism, prestige residential or premium retirement development.
Mr O’Driscoll said he expected strong buyer interest during the Expressions of interest Campaign for the property from tourism, retirement and residential development interests.

“The location is one of the biggest drawcards, with the property in a pristine location on the Capricorn Coast, which has been labelled ‘the next Byron Bay’ by The Courier-Mail.
“The Capricorn Coast is the closest point to the southern Great Barrier Reef from the southern capitals, so it attracts many tourists.
“The explosion in the ‘drive to’ market since Covid has turbo-charged tourism. The Haven Road development site has attracted registered interest from big international hotel brands who bring with them huge employment opportunities for the local population.
“The latest research suggests an additional 1,200 short stay accommodation rooms are needed over the next eight years to meet the unprecedented demand for the Capricorn Coast and region that the coast is experiencing.
“The premium retirement market is also showing strong growth, with seniors wanting to feel they are on holiday every day of the year, with luxe health and wellness spas, gyms and exclusive
residents only offers. This is where, in combination with a major hotel brand that offers these services, it could be described as a game changer for the Capricorn Coast.”
The State and Federal governments underpin the economic strength of Central Queensland including the Capricorn Coast, with over $12 plus billion invested in new infrastructure and projects supporting the strong regional economy that covers the military, agriculture, mining, energy, engineering, tourism, with the region also recognized as the beef capital of Australia.
The Central Queensland regional population as at June 30, 2023 was approximately 250,000. This provides an enormous 24/7 year-round customer base – most of which is within an easy drive – but also provides a huge staff employment base.
Tanby Point is just five minutes from Emu Park, which is the second largest town on the Capricorn Coast, 40 minutes from the Rockhampton Airport and 15 minutes’ drive to the 500-berth Keppel Bay Marina, which can cater for vessels of up to 35 metres or 115 feet. The township of Yeppoon is a further 15-minute drive.
