A grand country estate in Sydney’s northwest is up for sale with price expectations of up to $10 million.

The 10.85-hectare property at 3 Calabash Road in Arcadia consists of a five-bedroom, five-bathroom stately house surrounded by established formal gardens and lush native Australian flora beyond, with a natural spring to the rear.

The home features a commanding 100m frontage, impressive main house and secondary residence, connected by an alfresco area and complete with its own teenage retreat and self-contained kitchen, with 611.9sq m of floor area in total.

It also has an extensive lower-level rumpus room and dedicated billiards rooms, with the rear void section having development approval to be converted into a self-contained apartment with a separate entrance, gym and wet bar, as well as an office and bathroom.

This lower level opens up to a 12.5m inground pool, four-person spa, brand new poolside cabana and deck pavilion.

Included on the property is an extensive network of driveways and pathways, two lock-up garages, two huge dams (with the main being 2000sq m and seven metres deep), four paddocks and a 500 sqm Colorbond shed accommodating more than 15 cars, a workshop space and additional storage, with a 1km deep boundary.

The Arcadia property is being taken to the market by Knight Frank agents Luke Hayes and Oliver Stillman on behalf of the vendor, a prominent local business owner.

Price expectations range between $9 million and $10 million.

Mr. Hayes said the property was set high on an incredibly rare land parcel spanning more than 10 hectares, with more than 3.6 hectares of arable property suitable to add paddocks, a horse arena or additional sheds.

“The main and secondary residence are impressive, having been designed in an 18th century colonial period architectural style with classical interior details,” he said.

“This includes concrete columns, copper guttering, ornate mouldings, chandelier lighting, soaring 3.3 metre ceilings and French doors in all living and bedroom spaces, opening out to the wraparound balcony.

“The stately entrance foyer leads to a selection of expansive living spaces with gas fireplaces, an entertainer’s kitchen and covered alfresco space.

“While this is an impressive residential offering, adding to the uniqueness of the holding is the flexibility and future potential on offer with scope to subdivide, subject to approvals, and capitalise on the superb convenience of the property.

“Favourably located with connectivity to shopping precincts, prestigious schools, the waterways of Berowra and Sydney CBD, this Arcardia property offers an idyllic country lifestyle with easy access to everyday conveniences.”

Mr. Stillman said quality homes that offered upside, particularly with development potential, were sought after in the current market, with buyers at this end less impacted by interest rate rises.

“This property would suit a multitude of buyers, including owner occupiers, investors and developers, with the investment side a longer-term proposition,” he said.

“It will appeal to owner-occupiers who enjoy a country lifestyle but with accessibility to the city and ocean, with Sydney less than an hour away.

“Buyers interested in horses and agriculture will also be interested, with the sizeable arable land on the property.”
