A boutique collection of 16 generously-sized residences aimed at the over-55s market in Bowral has hit the market.
The project at 86 Kangaloon Road, known as Springfield Residences, consists of five townhomes and eleven villas priced from $1.795 million.
It is being developed by Saf Developments, which is also behind the 24-residence Maeve project down the road at 18 Kangaloon Road in Bowral, and being marketed by Nathan Berlyn of Knight Frank.
The five townhomes in Springfield Residences are sized from 177.6sq m and have three bedrooms (some with a study and media area), two bathrooms and two-car garages.
The villas in Springfield Residences are sized from 138sq m and have three bedrooms (some with a multi-purpose room), two bathrooms and two-car garages.
The residences are situated across the road from the Bowral Gold Club and 16-hectare Botanic Gardens, with the Bowral town centre and train station a five-minute drive away and the bus stop just moments away.
Mr Berlyn said the development was aimed at over 55s looking for retirement living.
“The homes are made for owner-occupiers, being generously sized, including with large living and outdoor entertaining zones.
“The generous internal proportions of each home, complemented by soaring three-metre ceilings, flow out to landscaped gardens and a covered alfresco BBQ area, providing easy lateral living and entertaining irrespective of the season.
“Fostering a wonderful sense of community, each of the residences are oriented around a communal cottage and BBQ area, a shared space providing the perfect opportunity for moments of entertaining and celebration.”
Springfield Residences were designed by Crearte to offer a luxurious private sanctuary in the Southern Highlands, with a charming country design.
“This boutique development epitomises the character and charm of Bowral in its classic design and sophisticated interiors,” said Mr Berlyn.
“The homes have a stone-clad feature wall with a gas fireplace gracing the living room, wide timber oak flooring, heated floors in every bathroom, stone kitchen benchtops and splashbacks, coffered ceilings, handmade ILVE appliances and some residences feature classic bay windows.”
Mr Berlyn said the market for high-quality downsizer living has been strong and resilient in Bowral.
“When buying off-the-plan in Bowral our clients have been looking for a project with a reputable builder/developer with a six-month-plus timeframe for completion to allow them time to sell and maximise their existing home’s sale price and make the transition,” he said.
“The off-the-plan market demand in Bowral is attracting more developer interest due to the demand for stock, leading to increased site acquisitions and DA lodgements.”
