One thousand new homes are set to be delivered in a key Adelaide growth corridor, following the selection of a leading South Australian property developer to partner with Renewal SA on a major Onkaparinga Heights site.
Lanser, with Renewal SA, will deliver with the 67.6-hectare site at the southern end of the Southern Expressway, some 35 kilometres from the Adelaide CBD, following a Request for Proposal campaign managed by McGees Property’s Jamers Juers and Simon Lambert under instructions from Renewal SA.
The project is expected to generate around $750 million in completed market value.
Under the Development Agreement, Lanser will deliver a diverse mix of housing options over the coming decade – including larger family-sized allotments, courtyard homes, villas and townhouses, across a minimum of 942 standalone residential allotments – with opportunities for additional housing outcomes through aged care and other residential products.
At least 20% of homes will be affordable and sold through HomeSeekerSA.
The McGees Property campaign marked the largest land offering of its type in South Australia in a decade.
“It’s been great working with the South Australian Government over the last two years on this significant and important residential land release,” Juers said.
“This is a fantastic result for Adelaide’s southern suburbs, which will see the delivery of 1,000 homes and extensive community infrastructure to help meet the fast-growing demand for housing, services and lifestyle amenity in the region.”
The project includes plans for childcare facilities, retail and hospitality offerings, an aged care facility and more than 10.8 hectares of public open space. Early concepts include tree-lined streets, six public reserves, and a connected network of walking and cycling paths linking with surrounding communities.
The development will also incorporate a suite of sustainability measures, including water-sensitive urban design, a mature tree canopy exceeding 30%, minimum 7 Star NatHERS ratings for homes and a 5 Star Green Star Communities rating for the overall development.
“Our campaign generated enquiry from South Australian, interstate and international developers who recognised the incredibly rare opportunity to partner with the South Australian government on a substantial Adelaide-shaping project, and deliver much-needed housing to the state,” Lambert said.
Located on the doorstep of the Southern Vales Wine Region, the site offers connections to transport, schools, shopping and recreation parks as well as stunning coastal views, all just 30 minutes from the CBD.
It adjoins a separate privately-owned development being delivered by YAS Property & Development, which is also expected to provide around 1,000 homes to Adelaide’s south. Critical infrastructure investment has been made in the area, with SA Water completing the first stage of enabling works earlier this year, and construction is underway on permanent wastewater infrastructure.
Previously part of Hackham and Old Noarlunga, the area was renamed Onkaparinga Heights following a major rezoning in early 2023, which transformed 235 hectares of Rural Land into a Master Planned Neighbourhood Zone.
