Opportunities Open up for Wilton under NSW 2040 Plan

The NSW Government is calling on the community to have their say on the Wilton Town Centre Precinct rezoning proposal that features new homes, a large-scale shopping and business precinct, a new school, new paths for pedestrians and cyclists and the protection of 39 hectares of pristine bush land delivered by 2040.

Wilton is located in the far South West of Sydney, at the junction of Picton Rd and the Hume Freeway. The area has already seen significant residential and community development over the past 5 years, however planning for a larger population has been slow coming.

The Department of Planning, Industry and Environment’s Deputy Secretary Brett Whitworth said Wilton will develop a strong presence in Sydney’s south-west over the coming decades and will become a focal point in the Western Parkland City.

Researchers AEC Group completed a Housing Assessment of the precinct noting that affordability and lifestyle were the key drivers for demand for housing in Wilton.

“The draft plan for the Wilton Town Centre Precinct, balances protection and conservation of the natural environment while providing services for the broader Wollondilly area.” Mr Whitworth said.

The Government commissioned Urbis to undertake a retail study of the catchment which identified a network of centres including:

  • A sub-regional shopping centre at Wilton providing around 52,600 sq.m GLA in total.
  • A second sub-regional shopping centre at West Appin providing around 32,600 sq.m GLA in total.
  • A supermarket based shopping centre at Menangle Park providing around 15,000 sq.m GLA overall.
  • Capacity for supermarket-based centres anchored by large format supermarkets (4,000 sq.m) at Mount Gilead and Bingara Gorge.
  • Potential for four additional supermarket-based shopping centres located throughout the release areas. We expect that these would include smaller supermarkets meeting the weekly and top up needs of a local catchment.
  • Scope for around 27,000 sq.m bulky goods floorspace which could be developed across several locations.

“The draft CPCP will run concurrently with land use and infrastructure planning and precinct rezoning. It will seek to balance biodiversity impacts in the biocertified areas through a range of conservation measures.”

A Special Infrastructure Contribution (SIC) fund is also being finalised to ensure that new development is supported by the right infrastructure as the community grows.

The draft planning package that will be staged over the next 20 years has been prepared in collaboration with Wollondilly Shire Council. Key features include:

A large-scale shopping and business precinct catering for some 4,700 new local jobs;

  • A new K-12 school;
  • 1,600 new homes in the Wilton Town Centre Precinct;
  • New paths for pedestrians and cyclists; and
  • The protection of 39 hectares of pristine bush land.
