Heavy metal on the move to Truganina

A pair of construction and industrial equipment specialists will move into brand-new, adjoining facilities in Truganina in Melbourne’s west.

AJL Heavy Equipment and Case Victoria have signed seven-year leases for 447 and 455 Boundary Road respectively, each property a 10,000sqm site with a 2,500sqm improvement.

Each group will pay an annual rent in the vicinity of $450,000, plus GST and outgoings.

Boundary Road replaces a Brooklyn depot for AJL, which repairs and services heavy vehicles, and marks expansion into Melbourne’s west for the Victorian distributor of Case construction equipment.

The properties feature expansive display yards fronting the busy Boundary Road, modern workshop facilities with wide loading canopies, wash bays and crane rails, and split-level office and showroom space.

They also offer easy access to the Princes Freeway and Western Ring Road.

CBRE’s Tom Murphy, Ricardo Cappelletti and Fergus Pragnell negotiated the tenancies on behalf of NLAL Properties.

“Construction of this speculative development progressed throughout Melbourne’s COVID lockdowns, and the fact both assets have been leased to national tenants on long-term deals, with minimal vacancy, underlines the strength of the market at the moment,” Mr Murphy said.
