Green light for $1 billion metro town centre

The creation of a town centre in Sydney’s thriving north-west, which will feature new homes, create more than 2,000 jobs and provide the public with more open space, has been approved by the NSW Government.

Minister for Planning and Public Spaces Rob Stokes said the new town centre will change the face of The Hills Showground area and serve the community for decades to come.

“This exciting new development in the heart of The Hills will create homes, jobs and outstanding public spaces on the doorstep of a Metro station,” Mr Stokes said.

“It will offer a diversity of housing for people with different lifestyles and open space that will include a park and plaza.

“This development will also inject $995 million into the economy while creating 1,920 construction jobs and 674 operational jobs at a time when we need them most.”

The Hills Showground Station Precinct will provide up to 1,620 new homes, 5 per cent of which would be affordable housing. The approved concept proposal for the mixed-use precinct includes:

  • three development blocks (Precinct West, Doran Drive Precinct and Precinct East)
  • building envelopes of varying heights between three to 21 storeys (12m to 68m)
  • a maximum total gross floor area (GFA) of 166,486m2, consisting:
    • a maximum residential GFA of 152,546m2
    • a maximum non-residential GFA of 13,940m2
  • a maximum of 1,620 dwellings (including a minimum 5% affordable housing)
  • a maximum of 1,957 car and 705 bicycle spaces
  • public domain improvements, public open space and a new road
  • establishment of Urban Design Guidelines and a Design Excellence Strategy
  • concept subdivision of Lot 56 DP 1253217 (Precinct East).

Member for Castle Hill Ray Williams said the plans include up to 1,620 new homes and more than 13,000 square metres of commercial floor space.

“There will be 4,900 square metres of new public open space, 500 square metres of community facilities and at least five per cent affordable housing for a minimum of 10 years,” Mr Williams said.

“These are plans for The Hills that the local community have been widely consulted on. Based on their feedback, we reduced the number of new homes from 1,900 to 1,620.”

The development will include nine building envelopes, ranging in height from three to 21 storeys.

The NSW Government and Federal Government will jointly fund upgrades to intersections of Showground Road with Carrington Road and De Clambe Drive, Castle Hill.
