Centuria Healthcare Finalises $56m Regional Acquisition

The Centuria Healthcare Property Fund has settled on its acquisition of the Bloomfield Medical Centre in Orange for $56.2M.

The recently developed strata titled property at 1521 Forest Rd comprises 13,000sqm building over five levels.

In April 2020, Charles Sturt University acquired Level 1 for a clinical training facility paying $12,705,000 for the 2,237sqm facility ($5,680/sqm).

Centuria have acquired Levels 2 to 5 (8,073sqm) which are fully leased to Nexus Hospitals for a further 8.7 years. The property was acquired on a 5.9% yield from local developers. The purchase price represents $6,961/sqm of NLA.

The Orange Private Hospital will occupy levels 3 and 4 and include space for seven operating theatres, 34 ward rooms and six high-dependency rooms. Nexus will sub lease Level 2 and 5 as separate medical suites.

The Forest Road site, which is situated across from Orange Health Service, is the largest regional facility outside metropolitan Sydney and Newcastle.
