Brookfield completes new $950m Melbourne Tower

Brookfield Properties has reached practical completion on the $950 million mixed-use development at 405 Bourke Street, Melbourne – representing one of the largest new commercial projects in the CBD that is catalysing a rebirth of the mid-town precinct.

Developed by Brookfield Properties, 405 Bourke Street was constructed by Multiplex and is jointly owned by investors in Brookfield and ISPT.

Commercial anchor tenant NAB will soon relocate to the building, which it will call NAB Place.

Rising more than 40 levels and some 170 metres above Bourke Street, the office tower provides more than 66,000 square metres of PCA A-Grade accommodation over 32 levels with panoramic views of the CBD from upper levels.

The development has also delivered some 800 square metres of retail space in Makers Lane, a new pedestrian laneway connecting Bourke Street to Little Collins Street that will house a mix of boutique and convenience retailers with food and beverage tenants including Max on Hardware.

A signature feature of 405 Bourke Street is the tower’s striking cantilever structure at its base, enabling construction in the airspace above an existing apartment complex and integrating this seamlessly with the heritage façade of the Bourke Street property.

This innovative project was achieved using a complex combination of freehold land, existing building structure and airspace rights,” he said.

Designed by global architecture studio Woods Bagot and with interior tenancy fit out by Hassell, 405 Bourke Street is clearly visible from all parts of the CBD and redefines the Melbourne city skyline.

Woods Bagot principal Simon Dick says the building is embedded in essential ideas of Melbourne as the most liveable and workable city.

“405 Bourke is located at the very heart of the CBD. There is an energy and vibrancy of activity in the grid: An energy that is focused and condensed at various locations creating special moments that layer into one another to generate the quintessential Melbourne experience.

At a more direct level tapping into the energy of the city meant that we wanted to physically invite people through the building, to allow the public to experience the interior whilst at the same time creating a new city connection.”

With unrivalled proximity and connectivity to Melbourne’s commercial, retail and transport hubs, 405 Bourke Street integrates the latest in workplace design with an inter-connected ‘vertical campus’ building. With large floor plates of 2,200 square metres, extended ceiling heights and wall-to-ceiling windows, the design embraces natural light and delivers flexible next-generation workspace.

According to Multiplex, construction commenced in 2018 with some 3,300 workers on-site throughout the delivery and approximately 10,000 tonnes of structural steel and 31,795 cubic metres of concrete were used to build the tower.

405 Bourke Street amenities include more than 170 car spaces, over 600 bike racks and premium end- of-trip facilities immediately accessible from Little Collins Street, and Gills Alley.

Brookfield is committed to sustainability across all its investments. 405 Bourke Street is targeting a 5 Star Green Star Office Design rating and will target a minimum 5 Star NABERS Energy Rating post completion.
