A new Logistics Park for Epping, VIC

Sandhurst Retail & Logistics (SRL) have unveiled a new logistics park in Epping VIC, covering 140ha and promising to be one of the most sustainable business parks in Melbourne.

Just 20km north of Melbourne, O’Herns Logistics Park is uniquely located to deliver full access to the Hume Freeway via the new O’Herns Road diamond interchange as well as easy connectivity to the Tullamarine Freeway, Western Ring Road and City Link.

The business park aims to be one of the most sustainable parks in Melbourne with its buildings required to meet a 5-Star Green Star rating including solar power and LED lighting as well as facilities to collect and re-use rainwater across the site. A key component of the sustainability credentials of the park is a massive conservation area spanning a 127ha .

The 252-hectare property, previously known as Hendon Park, at 25 Vearings Lane in Epping is due to be settled by Sandhurst Capital by September 2021 for development by SRL, the commercial development and investment business established in 2019. Together with $300 million of retail projects, SRL now boasts an $800 million pipeline.

The site was rezoned in October 2020 following a lengthy and complex process to amend the Planning Scheme for part of the site from Rural Conservation Zone to Industrial Zone. This process included removing the Environmental Significance Overlay from the whole site and adopting new Development Plans, Vegetation Protection Plans and Environmental Significance Plans to land within remaining Biodiversity Conservation Area.

The recent growth in the industrial market in Melbourne has placed increasing pressure to use land adjacent to environmentally sensitive land. Sandhurst Retail & Logistics responded to the environmental concerns for the site and have created a master plan for the industrial park that will protect and enhance the important biodiversity habitats that exist in the area.

The first stage of the new logistics park will comprise lots and built-form packages including pre-leases and turnkey buildings, ranging from 10,000 to 75,000 square metres.
